The Innovation Enclave is Phase 2 of the Coastal Monolithic platform. It is a concentrated deployment of 20 to 25 PHIUS Certified, FEMA Storm Shelter Rated residential shells in Southwest Florida, delivered through partnerships with local builders and developers.

Phase 1 is the pilot: a single-family home that validates the permitting workflow, cost structure, and construction timeline. The Innovation Enclave is what comes next. It is the proving ground for the platform at community scale, and the foundation for Phase 3 regional expansion.

For builders, the Enclave is a straightforward value proposition: you get a structural shell that significantly reduces five trades, carries the highest certifications available in the Florida residential market, and delivers faster than conventional framing. You handle the finish-out. We handle the shell.

For developers and land partners, the Enclave is a differentiated product in a market where insurance costs and storm risk are reshaping buyer demand. PHIUS Certified, FEMA Storm Shelter Rated homes are not a niche. They are the direction the market is moving.

The print process

This is the actual 3DCP print operation. Continuous concrete extrusion, layer by layer, building the structural shell that replaces five trades.

What we are looking for in an Enclave site

These are the baseline criteria for Innovation Enclave site consideration. We evaluate each opportunity individually. If your site is close but not exact, bring it to the conversation.

Geography
Southwest Florida

Lee, Collier, Charlotte, and Sarasota counties. Coastal and near-coastal parcels preferred. High-demand residential corridors.

Parcel Size
3 to 8 acres minimum

Sufficient to accommodate 20 to 25 units with required setbacks, staging area for the print gantry, and site circulation.

Zoning
RSF or PUD preferred

Residential Single Family or Planned Unit Development. Mixed-use and infill parcels considered on a case-by-case basis.

Infrastructure
Utilities at or near site

Water, sewer, and power access required. Paved road access for equipment staging. Proximity to concrete batch plant preferred.

Unit Mix
1,200 to 2,400 sq ft

Single-family detached preferred. Attached townhome configurations considered. All units delivered as PHIUS Certified, FEMA Storm Shelter Rated shells.

Timeline
2026 delivery target

Site selection and partnership agreements targeted for Q2 2026. Print operations targeted for Q3 to Q4 2026. Builder finish-out concurrent with print schedule.

Shell Delivery

Coastal Monolithic delivers the printed concrete shell: structural walls, integrated openings, and rough-in provisions. PHIUS Certified, FEMA Storm Shelter Rated. The shell is the product. Everything else is your scope.

Simplified Build Process

Framing, insulation, vapor barrier, sheathing, and stucco are replaced by the printed shell. Your subcontractor list gets shorter. Your margin gets wider. Your schedule gets faster.

Builder Finish-Out

You handle MEP rough-in, roofing, windows, doors, interior finishes, and site work. Standard builder scope. No new subcontractors required. Your existing trade relationships apply.

Pricing Structure

Shell pricing is negotiated per unit based on design, square footage, and volume commitment. Enclave partners receive preferred pricing versus one-off projects. Pricing details provided under NDA to qualified builders.

Permitting Support

Coastal Monolithic provides the ICC-ES evaluation report, PHIUS documentation, FEMA rating files, and FBC compliance package. We support your permit application with the full certification documentation set.

Pipeline Commitment

Enclave partners are first in line for Phase 3 regional expansion. Builders who complete the Innovation Enclave have preferred access to future print capacity across Southwest Florida and adjacent markets.
